All home buyers fear buying a house only to find that the basement is wet - even part of the time. Many owners, when faced with this condition, call a water proofing company. Often they end up with a ‘french drain’ for about $6000. No more water. Waterproofing companies don’t often look for the REASON there is water coming in. That is not where they make their money. Often, the REASON there is water coming into the basement is because either:
The gutters discharge water next to the foundation and down down it goes then into the house.
The grading beside the house is flat or sloping toward the house instead of away.
I have seen AT LEAST hundreds of basements with French drains. In every single case the grading around the foundation still had not been corrected. The problems this can cause are not just water in a basement. The foundation itself can be damaged from the pressure pushing in on the wall.
A word to the wise: To solve a wet basement problem start with a landscaper to properly grade the site. In most cases that will solve the problem. If it doesn’t THEN consider the waterproofing company.
