Choosing a Home
The most important thing you can do to improve your chances of success is to get a written prequalification letter from a lender. Don't look for a home without it!
Decide on your budget:
How much do you want to pay?
How much will your lender finance?
Make sure you have a preqalification or approval letter from a lender.

Set priorities.

If you haven't found a home that meets your needs after looking at several homes you may you may decide to reevaluate your priorities. Look at your notes from the homes that you have seen (you did take notes didn't you?). Think about what you liked or didn't like.  Maybe the house that was great except for the condition of the kitchen cabinets would be the house for you if the cabinets were replaced. Is there another location that  would suite you.
Decide what is most important to you; some things can be changed (for a price), others cannot. The location is what it is; but don't buy a house because one has a garage door opener and another one doesn't. Discuss your needs  with your Realtor.
